If you are selling or renting a home and you want to increase the perceived value of your home then Home Staging is a must. As a professional organizer I am constantly rearranging furniture, lighting, artwork and accessories. Being able to create a space that is the best version of itself, understanding the overall flow of a home, and being able to highlight the natural features of a home are all skills that can greatly enhance the feel and appeal of your home.  Home staging makes it easier for potential buyers to view the space as their own.

Home Staging Tips

  • Declutter the space so it is clean, spacious, and presentable. 

  • Edit and rearrange furniture pieces in a way to make the home feel spacious and walkable.

  • Consider scale and bring in the right pieces that will showcase the space properly. 

  • Stage with intention. Pick furniture pieces and accessories based on the listing price, location, the target buyers, and the overall feel of the property. 

  • Brighten up the space by repainting, adding lighting, and opening up the blinds and curtains.  Paint the walls a neutral color like grey, white or beige.

  • Create well defined zones within an open layout concept. 

  • Use artwork in place of a TV. It is more interesting to buyers. 

  • Nice smelling, clean, and elements of home will help you sell your home.  Include a few fresh items like flowers, candles, and scent sticks.  You don’t want any strange smells.

  • Find a balance between purchasing new items and using what you already have. This is still your home during the process. 

  • If your home is empty, you should hire a professional to do the home stage for you. 

  • Focus your time and effort on areas of the house that buyers cherish the most, such as the living room, dining room, kitchen, and master bedroom. 

  • Create a “depersonalized” space so that buyers can imagine themselves living there. Take down all personal photos and anything that is considered religious, and clear your open spaces of personal items like medication, toothbrushes, contacts, etc. 

  • Give your home a deep clean. 

  • Repair any damage to floors, walls, and ceiling. You can use a melamine eraser to touch up any scuff marks on walls. You want the buyer to know that you put energy into the upkeep of the house, and it should look spotless to them.

  • Make a good first impression to potential buyers by power washing your front porch or steps. Use a nice doormat and a few plants to liven up the entrance way.

  • Use some accent pieces to make the space feel “homey”. 

    • You can use neutral colored curtains, pillows, and rugs. 

    • White towels in the bathroom provide a clean look.

    • A bowl of lemons in the kitchen is a nice touch. 

    • Plants and rocks go well on tables or shelves.
